Service 1
Utility bill audits
We review up to 24 months of the bills you pay as the owner and go after every overcharge we find.
- Water and sewer: right rate class and unit count, no sewer on irrigation meters, leak adjustments, franchise fees for the right city
- Trash: container size and count, extra or overweight fees you never asked for, service credits after missed pickups
- Common-area electric: right rate schedule, single vs. three-phase charges, estimated reads, accounts still billing to you after a tenant moved in
- Every account: old credit balances, deposits still held, duplicate accounts, late fees that qualify for a waiver

Service 2
Clean Buildings Tier 2 compliance
Washington's Clean Buildings Performance Standard (CBPS) now covers mid-size buildings. If you own one, you have to report to the state by July 1, 2027, then every 5 years. We do the work and file it for you.
- Who it covers: multifamily buildings of 20,000+ sq ft, and nonresidential buildings of 20,000–50,000 sq ft
- What's required: 12 months of energy benchmarking in ENERGY STAR Portfolio Manager, an energy management plan, and an operations and maintenance program
- What we do: collect your utility data, set up benchmarking, write the plan and O&M program, and submit your report
- If you don't report: the state can fine up to $0.30 per sq ft
State incentive
Buildings that comply early can get an incentive of $0.30 per sq ft, or more for some multifamily buildings, paid by participating utilities while funding lasts. For many buildings it covers the full cost of compliance.
